Method

  • Recorded arm's-length sales of land, one parcel each, Jul–Sep 2026, from the county's own recorded sales (its arm's-length flag): the same sales the county price bands count.
  • Land at the sale: declared land / lot or farm on the transfer form, or vacant on the county file at the sale (else on today's roll); a building that stood before the sale, a house on a lot the file still calls vacant, and acreage under $100 an acre are left out.
  • 1+ acre: price per acre. Lots: price per lot under an acre.
  • A median needs 10 sales; a change needs 30 sales in both quarters. A county prints Q3 2026 only when its recorded sales reach its last month.
  • The Ohio figures cover the same 12 counties in every quarter.
